2018 · The Beginning

INTENT was founded in Central London in 2018 with a clear purpose: to create something the property industry in the UK had never truly seen before. A company built on genuine independence, real expertise, and an uncompromising commitment to the people it serves. The vision was never to be the biggest. It was to be the most trusted.

INTENT was designed to set a standard that others would measure themselves against, to grow into a brand that landlords, investors, developers, and homeowners could rely on completely, and to offer a full end-to-end solution that supports people at every stage of their property journey. From a first tenancy inventory to a technical due diligence report on a major acquisition, INTENT exists to give clients the clarity, the evidence, and the confidence they need to make informed decisions and protect what matters to them.

The Standard

Intent Inventories quickly became the trusted partner of choice for landlords, letting agents, property managers, and investors across London and the Home Counties including Kent, Surrey, Essex, Hertfordshire, Berkshire, Sussex, Buckinghamshire, Hampshire, Cambridgeshire, Oxfordshire, Bedfordshire, Suffolk, and Norfolk, as well as the surrounding Home Counties. The company earned AIIC accreditation and GLM membership, became a member of The Property Ombudsman scheme, and assembled a team of trained, certified professionals whose expertise was described by clients as second to none.

The business invested in technology from the very beginning. Paperless operations, digital signatures, secure PDF delivery, and same-day turnaround became the baseline expectation rather than a premium offering. That reputation grew not through advertising but through results, referrals, and a consistency of service that clients came to rely on.

Expanding the Vision

Intent Snagging: independence for the new build buyer.

Recognising that the same founding principles of independence, precision, and client-first reporting applied far beyond inventories, the company expanded into new build snagging inspections under the Intent Snagging brand. Armed with thermal imaging technology and a rigorous inspection methodology developed in-house, Intent Snagging established itself rapidly as a trusted independent voice for new build homeowners across the UK, finding a minimum of 100 snags per inspection on average and identifying defects worth an average of £2,000 per property.

Clients were never simply handed a report and left to manage alone. They were supported through the entire process, from the first inspection through to de-snag sign-off, ensuring developers were held to account and clients were protected.

Becoming INTENT Group

What began as a focused property reporting business had grown into something considerably larger. Two specialist brands. A widening client base spanning residential homeowners, institutional landlords, property developers, investors, and construction contractors. A team operating across London and key UK cities. The natural and necessary next step was to bring everything under one roof. One brand, one standard, one identity that reflected the full breadth and ambition of what had been built.

At the foundation of everything is our work within the residential tenancy market. From the very beginning, inventory reporting, mid-term inspections, and check-out reports formed the core of what INTENT delivered to landlords, letting agents, and tenants across the UK. These services remain absolutely central to the group today. The tenancy lifecycle is where INTENT began, where the standard was first set, and where thousands of clients continue to place their trust. It is the foundation on which everything else has been built.

INTENT Group was formed as the parent company, unifying Intent Inventories and Intent Snagging and establishing four specialist divisions: Residential, Construction, Commercial, and Technical Due Diligence. The evolution to INTENT and the positioning as an independent property inspection, verification, and technical advisory company reflects not just where the business has arrived, but the trajectory it is firmly set on.

2025: Tearing It Down to Build It Right

In 2025, INTENT made a deliberate and significant decision. Rather than continue to scale on the foundations that had brought the business this far, the leadership team took the company apart and rebuilt it completely. Operations, systems, processes, and the team itself were restructured from the ground up to align with a clearer, more ambitious direction. It was not a comfortable process. It was a necessary one.

The rebuild was driven by one question: what does INTENT need to look like to truly stand out from everything else in the market? The answer shaped every decision made that year. New operational frameworks. New technology infrastructure through the EXTENT platform. A leaner, sharper team built around quality rather than volume. The result is a business that enters 2026 and its rebrand as INTENT Group in a stronger position than it has ever been, with the foundations, the systems, and the people to deliver on an ambition that goes well beyond what the company was doing before.

As INTENT Group grew, so did the demand for a reporting and operations platform that could match the company's own standards. Rather than compromise on third-party tools, INTENT invested in building its own.

EXTENT is INTENT's proprietary in-house software and reporting system, designed and developed specifically for the needs of the INTENT team and their clients. Used across both the UK and UAE operations, EXTENT powers every inspection, every report, and every client interaction across the group. It enables faster delivery, greater accuracy, consistent formatting, and a seamless client experience from booking through to final report.

EXTENT is not a product sold to the market. It is the operational backbone of INTENT, built to ensure that every client, on every project, receives the highest standard of service that the industry can offer.

2025 · International

INTENT Dubai.

In 2025, INTENT took its first international step with the establishment of INTENT Dubai, a specialist property inspection operation serving developers, investors, family offices, and private clients across one of the world's most dynamic real estate markets. Built on the same principles that have defined the UK business since 2018, precision, independence, and transparency, INTENT Dubai established itself quickly as a credible and trusted inspection partner in the UAE.

The Dubai operation is powered by the same EXTENT platform used across the UK, ensuring that clients on both sides of the world receive a consistent, high-quality experience. It confirms what the INTENT team always believed: that genuinely expert, genuinely independent property inspection has no ceiling.

From a single professional's insight about what good property reporting should look like, to a multi-division independent inspection and technical advisory company operating across the UK and the UAE, supported by its own proprietary technology platform.

The company retains everything that made it trusted: its independence, its attention to detail, its seven-day availability, its same-day delivery. It is extending those capabilities into construction quality assurance, commercial asset inspection, and technical due diligence for the most demanding clients and the most significant assets.

Today, INTENT Group is the parent and home of Intent Inventories and Intent Snagging, sitting alongside its sister company INTENT Dubai as a connected operation setting the standard across the UK and the UAE.

Kyran Hopcroft solely runs the UK operations of INTENT Group, holding full responsibility for ensuring the business operates smoothly and efficiently across every division, every client, and every instruction. Day to day he manages the teams, the systems, and the standards that keep UK operations performing at the level our clients expect. His oversight spans the full scope of UK delivery, from residential inventories and snagging through to construction quality programmes and commercial asset inspections. As the group has grown, his role has grown with it, and his commitment to operational precision is one of the defining reasons INTENT has been able to scale without ever compromising on quality.
