INTENT was founded in Central London in 2018. Over eight years we have grown from a single residential inspection service into a multi-division group operating across the UK and UAE, serving homeowners, landlords, developers, investors, and institutional clients.
Yes. INTENT Group holds AIIC accreditation and GLM membership, is a member of The Property Ombudsman scheme, and operates to the highest professional standards across all divisions.
Yes. INTENT operates Monday to Sunday. We offer same-day report delivery across our residential services and respond to enquiries seven days a week.
RESIDENTIAL SERVICES
Residential Services
An inventory report is a detailed photographic and written record of a property's condition and contents at the start of a tenancy. It protects landlords by documenting the property's state before a tenant moves in, and it protects tenants from being held responsible for pre-existing damage. Without one, deposit disputes become very difficult to resolve fairly.
A snagging inspection is an independent check of a newly built property carried out before or shortly after you move in. Our inspectors identify defects, unfinished work, and quality issues that the developer or contractor is responsible for rectifying. We find an average of over 100 issues per inspection and help you get them fixed at no cost to you.
A mid-term inspection is carried out during an active tenancy, typically six months in or annually on longer lets. It allows landlords to check the condition of their property, identify any maintenance issues early, and confirm the tenant is meeting their obligations. It protects both parties and reduces the risk of costly surprises at the end of the tenancy.
Our residential reports are delivered on the same day as the inspection as standard. More complex reports for commercial or technical due diligence instructions may take longer and we will confirm timescales at the point of instruction.

A practical completion inspection is an independent assessment carried out at the point a contractor declares a project complete. Our inspectors identify any outstanding defects, unfinished items, or quality failures before handover takes place, giving developers and clients a clear independent record to manage snagging and protect their position.
Technical due diligence is a comprehensive independent assessment of a property or development covering physical condition, construction quality, and technical risk. It is carried out ahead of an acquisition, investment, or lending decision to give buyers, investors, and lenders an expert independent view of what they are committing to.

Booking and Process
You can book directly through our website using the Book an Inspection form, call us on 0207 315 4071, email bookings@intent-group.co.uk, or message us on WhatsApp. We aim to confirm all bookings within a few hours and can often accommodate next-day appointments.
We operate across London, all Home Counties including Kent, Surrey, Essex, Hertfordshire, Berkshire, Sussex, Buckinghamshire, Hampshire, Cambridgeshire, Oxfordshire, Bedfordshire, Suffolk, and Norfolk, as well as Birmingham, Manchester, and surrounding areas. If you are unsure whether we cover your location, contact us and we will confirm.
Yes. Our enquiry form allows you to attach documents, photographs, floor plans, or existing reports directly to your submission. Accepted formats are PDF, JPG, PNG, and DOCX up to 10MB per file.
