INTENT Group was appointed to manage the complete inspection lifecycle for a luxury new build apartment within a prestigious residential development in Fitzrovia, Central London. The instruction spanned multiple service strands delivered across a period of over twelve months, making this one of the most comprehensive single-property commissions in our portfolio.

The engagement began at practical completion with a full Snagging Inspection — a detailed, room-by-room assessment of the finished apartment against the developer's specification. The property featured high-end finishes throughout, including Miele-specified kitchen appliances, a bespoke island with stone worktops, fluted glass cabinetry, marble-effect splashbacks, chevron parquet flooring, LED cove lighting, and a steel-framed walk-in shower enclosure. Our snagging report documented every defect and omission identified across all rooms and communal touchpoints, giving the owner a clear, evidence-based schedule to put to the developer for rectification.

Following the developer's remediation works, INTENT Group returned to carry out the De-snag and Sign-Off inspection — verifying that all items had been addressed to the required standard before the owner accepted the property.

With the apartment prepared for the rental market, we produced a full Residential Inventory Report ahead of the new tenancy commencing — a comprehensive photographic and written record of the property's condition, fixtures, fittings, and contents at the point of handover to the incoming tenants.

During the tenancy, INTENT Group carried out a Mid-Term Inspection to assess the general condition of the property and confirm that the tenants were maintaining the apartment in line with their obligations. At the conclusion of the tenancy, we completed a formal Check-Out Inspection, comparing the property's condition against the original inventory and producing a structured report to support the fair resolution of any end-of-tenancy disputes.
