A multi-phase residential development in Hertford, Hertfordshire — INTENT Group embedded across the programme delivering QA/QC monitoring, snagging inspections, and project management support as the site progressed from groundworks through to practical completion.

INTENT Group was appointed to provide construction-phase inspection and quality management services across a new residential development in Hertford, Hertfordshire — a multi-plot scheme of traditional brick-built houses delivered across a phased programme, with units at various stages of completion operating simultaneously across the site.

Our role spanned three interconnected service strands. Quality Assurance and Quality Control (QA/QC) monitoring was carried out throughout the build programme, providing the developer with an independent check on workmanship, materials, and compliance with specification at key stages of construction. This early-stage quality oversight is designed to catch issues before they become defects at handover — reducing remediation costs and protecting the programme timeline.

Snagging inspections were carried out on completed units as they reached practical completion, producing detailed, room-by-room reports covering all finish quality, installation standards, and outstanding works. Each report was structured to allow the contractor to address items systematically before keys were handed to purchasers.

Project Management support was also provided across the instruction, helping to coordinate inspection activity with the contractor's programme and ensuring that the developer had a consistent, informed point of oversight at each stage of the delivery.
