A large-scale, developer-commissioned snagging programme across an entire residential development in Birmingham city centre — multiple inspectors deployed over a concentrated one-week period, with full de-snag follow-up.
INTENT Group was appointed directly by the developer to deliver a full-building snagging programme across the entire Timber Yard residential development on Skinner Lane in Birmingham city centre — a large-scale new build scheme comprising multiple apartments across multiple storeys.
Rather than a rolling unit-by-unit programme, the developer required the inspection phase to be completed within a concentrated one-week window ahead of practical completion and handover. To meet this brief, INTENT Group deployed a coordinated team of assessors across the development simultaneously, inspecting each apartment in a systematic sequence and producing individual snagging reports for every unit inspected.
Each inspection covered the full scope of the finished specification: high-gloss fitted kitchens with integrated appliances and LED under-cabinet lighting, open-plan kitchen and living spaces with engineered timber flooring, floor-to-ceiling balcony access doors, and contemporary bathroom suites with wall-mounted fittings and full-width mirror cabinets. Every defect, omission, and finish issue was captured in detail — room by room, unit by unit — giving the developer a complete picture of outstanding works across the building before handing over to purchasers and tenants.
Following remediation by the contractor, INTENT Group returned to carry out the De-snag and Sign-Off across all units, verifying that identified defects had been addressed and that the apartments were ready for occupation.
